THE REPLACEMENT RESERVE REPORT has been prepared for condominium and homeowner associations, government-assisted and conventional apartment complexes, hotels, public works, developers, institutions, and other facilities since 1983. Over the period we have enjoyed and supported membership in numerous trade organizations that are vital to the health of these venues.
While our services are primarily performed for condominium associations and federal/state financed apartment complexes, our client list also includes luxury resorts, recreational uses such as country clubs and golf courses, and institutional uses including schools, churches, and hospitals. The impetus is trustees that are liable for assets, owners and managers liable for compliance, and all acheiving an advanced level of property/asset management. Reporting agencies include HUD, USDA, FHA, and State Housing Finance Agencies.
The Report's author and Company founder, Charles J. Stuart, CPM, is a Certified Property Manager of the world-renowned Institute of Real Estate Management (IREM). Mr. Stuart has over forty years of significant real estate and construction related industry experience. He is an author and sought-out speaker in the field of capital planning and replacement reserves. Further industry accomplishments include his past position as a course instructor for both the Community Associations Institute (CAI) and Institute of Real Estate Management (IREM). He is also a contributing editor for the RS Means Company, a world-wide construction consulting and estimating firm.
Our initial New England office opened in 1982. In the spring of 1993, we opened our Cape Canaveral regional office to serve North and South Carolina, Georgia, and Florida. In 1996, our Virginia Beach branch opened to serve the mid-Atlantic region.
An integral part of our staff includes architects and engineers from diverse backgrounds enabling us to successfully consult on a wide-range of property conditions.
Additionally, our staff includes experienced personnel who conduct measurements and inventory of the physical plant and an administrative team that is experienced with AutoCad and architectural costs software systems.
The Replacement Reserve Report is owned by Black Dog Publishing, LLC a family-owned company that specializes in the advancement and support of multifamily property owners and professional property managers.
