The Bottom Line is created through methods of forecasting future capital needs and addressing those needs by "pooling" it's resources or funding. The methods significantly lower the impact of acheiving an adequate reserve fund as opposed to other methods such as "straight line" results.
The timetable is adjustable for 20 or 30 years, with conclusions updated periodically based on the health and intricasies of the site. Most State and Federal Agencies require a 5-year update.
Our specific cash flow model details a constant rate of attition with existing and suggested threshold funding, statutory funding, and fully-funded projections. Expenses are detailed by amount and year. Our models are programmed for inflation and interest income.
Supporting information is found in the Appendix of our reports, including an annual capital budget with projected expenses by detail, reserve funding, interest income, income taxes, and closing balance of the reserve account.
Our conclusions to the cash flow analysis give our clients very specific opinions as to the financial position and health of the property's capital needs.
